If you’re planning to make an investment in real estate or simply planning to buy a property, you need to prepare yourself for tons of paperwork and legal formalities. From transfer of papers to the legal documentation, buying real estate requires great patience and it is certainly as easy as purchasing a car or any other thing. What makes it more sensitive business is the amount of money that is involved. For these and many other reasons, it is usually the wise choice to hire a property lawyer that is aware of the entire process, the legal formalities and requirements. A property lawyer will also be able to guide you every step of the way and ensure a promising investment for you. 

But do you pick just any property lawyer available? Absolutely not. You need to perform your research beforehand and while the internet and local references will help you in that, we will tell you about some of the questions that need to be asked to your potential property lawyer. Why do you need Property Lawyer 

This is something that you do not ask your lawyer, but instead, yourself. You need to be clear about why you’re investing in hiring a lawyer for this process, instead of handling the matter yourself. This is because transaction of a real estate requires a lot of paper work, documentation, agreements and contracts. While handling this is a exhausting process itself, it also needs a lot of patience to understand all the jargon and technical terminologies that you, being layman, wouldn’t understand. You could end up wasting considerable time understanding these terminologies. So, to save yourself from that and any other costly mistake, you should rather hire a good property lawyer.  

Their expertise  

It is important to ask your lawyer about their expertise and experience in real estate. This is because, dealings and contracts in commercial, residential and other domains of real estate vary. So, even if the lawyer is in real estate, it is important to ask about their specialization. Once you know their specialization, you can then be sure whether they’re the right person for your need or not. If you’re investing in a commercial property, you should only choose someone experienced in commercial property dealings.  

Their Location 

While most investors prefer getting a lawyer living close by. This is not suggested when you’re hiring real estate lawyer. Real estate laws vary from state to state and the primary purpose of hiring a lawyer for this job is to have someone take care of all documentations and contracts. Your lawyer should be aware of all the rules and regulations related to real estate. This is only possible if the lawyer is from the particular state where you’re planning to buy the property. The lawyer should at least have an office in that state. If not, there’s a good chance your lawyer might not be familiar with some real estate laws.  

Their charges 

This is also something that needs to be discussed and finalized in the first meeting, before you hire the lawyer. However, before discussing the charges with the lawyer, it is very important that you are clear about your budget for this. It would be wise to get an idea about the charges from anyone in your circle. Most people have dealt with real estate lawyers so it’s a good chance that you’ll get a rough estimate of the charges of real estate attorney from your circle. Once you get an estimate, you should define the maximum amount you’re willing to spend on the attorney. After having defined that limit, you can then discuss your budget constraints with the potential lawyers and see which one suits your budget. While it is true that a good lawyer will cost more than an inexperienced newbie, you need to be mindful that you don’t get ripped off.  

Take note of the aforementioned questions and any other questions that you can think of. Real estate transaction involves a good sum of money and it is very important to carefully choose your lawyer for this entire process.
